The heart of the house is the main floor (Level 0), where the living area opens onto a large open space: a fully equipped kitchen, dining area and living room coexist in a single bright space, ready for leisurely breakfasts, informal dinners or simply for getting together. On this level, you will also find two en-suite bedrooms, both with walk-in wardrobes and access to the outdoor areas at the rear: discreet gardens, corners where you can read, chat, or let the children run around without “traffic”.
Going up to Level 1, the villa takes its moment as a master suite: the master bedroom is a true private apartment, with a full ensuite bathroom (bathtub and shower), walk-in wardrobe and a terrace that becomes your favourite place at sunset. Here you will also find outdoor speakers and a rooftop hot tub: an evening ritual under the stars, as the air cools and the day melts away.
Level -1 (basement) is the “smartest” part of the house: a dedicated laundry room and two additional en-suite bedrooms. One of these includes an additional sofa bed for two people, perfect for children, friends or those who want a more flexible sleeping area; the other has a practical kitchenette, ideal for greater independence. In total: a double bed in each room, plus the sofa bed, comfortably accommodating twelve people. Towels and basic toiletries are provided, so the essentials are already here (and your suitcase will thank you).
Outside, Villa Lippia plays a rare card: a private “chemical-free” swimming pool, designed for those who love clean water that feels light on the skin. It is not heated (something to consider in mid-season), but it offers a more natural and pleasant experience on hot days. The pool has integrated spa jets on the seats, perfect for a massage in the water, and a counter-current system for real swimming, even if you don't have metres and metres in front of you: a detail that transforms a swim into a workout or simple anti-stress therapy.
This villa is designed for those who want discretion and control. Access is reserved exclusively for registered guests: no “friends dropping by”, no public, no surprises. If you are planning an event or celebration, it is only possible with prior approval, in order to protect the house and the tranquillity of the place. The pool and hot tub must be used responsibly (no glass, no diving).
