Vaulted ceilings, reclaimed terracotta floors, 13th century frescoes and travertine marble staircases create a unique home, luxurious without being ostentatious, that blends modern comfort with traditional materials.

Tenuta di Ascagnano aims to create and share a unique and welcoming place where nature meets luxury and where service is dedicated to your utmost comfort. Just 20 minutes north of Perugia, Tenuta Ascagnano is perfectly located for exploring the beautiful hill towns of Umbria and Tuscany.

The villa (250 sqm) is spread over 2 floors: on the ground floor is the main dining room, the main living room with two separate areas and an antique fireplace to warm the colder evenings.
In the non-summer months, a small study with a fireplace connects the main living room to the dining room and its TV room, as well as to the kitchen, which is fully equipped with professional equipment to ensure the most sophisticated needs of guests.

On the first floor is the master flat, with a kitchenette and refrigerator, a private living room overlooking the main terrace, olive and palm trees and the pool and spa garden, and two bedrooms with en-suite bathrooms. The master bedroom has an antique bathtub and separate shower stall and two separate sinks, while the other bedroom has a newly renovated shower, ideal for people with limited accessibility. On the first floor are 6 more bedrooms, 3 of which have their own private bathroom and overlook the garden, while the other 3 have their own private bathroom a few steps from the bedroom entrance and overlook the main terrace.
On the second floor there are 2 more bedrooms, both with private bathrooms with showers. The 2 en-suite rooms on this floor each consist of two rooms, and both have a sofa bed ideal for children or to accommodate other guests.

All bedrooms and adjoining rooms are equipped with air conditioning, heating, indoor and outdoor blinds, and all bedrooms and bathrooms have mosquito nets on the windows, although, thanks to the daily breeze and regular treatments on the property, both mosquitoes and mosquitoes are no longer present.

Description of the villa's garden
The Villa's garden has an area of approximately 4.6 hectares and includes the main terrace in front of the Villa, shaded by mature pine trees, palm trees and wild olive trees. In the shade and in the breeze one can lunch or dine at first-class tables for up to 29 people, while under the olive trees there are two interconnected open-air lounges, ideal for relaxing during the day and enjoying wonderful aperitifs at sunset overlooking the ancient Umbrian hills.

On the left side of the Villa is a winter garden, shaded from the wind, where it is possible to have breakfast, lunch and dinner in the middle of the season. Just above this winter garden, accessible from the back of the Villa and the main front terrace, is a shady rose garden, several terraces and our vegetable garden, which produces fresh vegetables ready to be served by our chef during meals. The pool area is also accessible from the left side of the Villa. It is about 100 metres away, ensuring the privacy of both the Villa and the pool guests. The infinity pool is 18.8 metres long and 4 metres wide, equipped with 20 sun loungers and 10 parasols. An outdoor lounge area is available at the bar/pool, where there is also a changing room.

Transfer policy
We strongly recommend that guests have their own vehicle during their stay at the Estate in order to move independently within the Estate and the local area.
Outside transfer companies, such as taxi drivers or professional chauffeurs who have not been organised by the concierge team, will not be allowed access to the Estate, except on the day of arrival, when our staff will be on hand at check-in to show the drivers around the villas. If guests prefer, they can arrange their own transfer to the estate on the day of arrival, but on the day of departure they will have to drive their own hire cars or arrange a transfer through the concierge team. As the estate is very large and totally immersed in the countryside, we strongly recommend that guests have a car available during their stay.
The concierge team is available to organise any transfers guests may require and can also help guests who wish to have a hire car delivered to the estate.

Extra services

The concierge team is available to book anything guests may need prior to arrival, including dinner reservations, purchases for the villa prior to arrival, etc.
In the services and activities brochure, guests will also find a number of additional services that can be organised during their stay.
The concierge team will be happy to help you organise these services if required.
We ask guests to book their preferred services/activities in advance; services cannot be guaranteed if booked at the last minute. Please also note that any extra services requested by guests during their stay can only be organised by our concierge team and not by external providers.
All staff must have one day off per week, although guest service is always provided by a substitute cleaning or service staff or sous-chef for meals.
Extra hours can be arranged, subject to availability, with prior notice, at a rate of 40 € per hour payable directly by the guest to the staff member. Chauffeur, massage, yoga classes and other services can be arranged upon request (a 24-hour cancellation policy applies to all outside services).

Bicycles and E-Bikes can be delivered directly to the Villa. A guide can be contacted to accompany guests to the Villa or to the beautiful Uccellina National Park. Boat trips VTC Charter is a trusted boat hire company in the port of Talamone (https://www.velapassion.it). Boats can be hired for day trips or for longer stays.
Biba Yachts (www.bibaboats.net) is located in the bay of Giannella, but also offers direct pick-up from the port of Talamone. Both companies organise tours around the beautiful Monte Argentario or the islands of the Tuscan Archipelago.

Tastings can be organised directly at Villa di Torgiano, another historic Tuscan winery that has recently launched a pure Sangiovese of the highest level: Ipsus. Tarot Garden Niki de Saint Phalle's esoteric sculpture garden, based on the Tarot cards, is located in Pescia Fiorentina, a 30-minute drive from the Villa. It is a very characteristic place, reminiscent of the architecture of Guadì. Montalcino The town of Montalcino is a 60-minute drive from the Villa, in the Tuscan hills, and is renowned for its famous Brunello wine.

Shopping and art cities:

Perugia (20 minutes' drive) is the nearest town, full of local boutiques, restaurants, bars and cafes.
Assisi is a charming medieval town just 30 minutes from the villa and boasts a couple of excellent restaurants within its walls: Da Guido and Da Sandra.
Siena Siena (1 hour's drive) is one of the most beautiful cities in Tuscany, also known for its famous horse race, 'Il Palio', which takes place in Piazza del Campo twice a year. Shopping is also a great idea in Siena, where you will find shops of the most prestigious local boutiques and renowned Italian and international brands.
